Spring is just around the corner!  This is the time of year that a lot of people think of putting their homes on the market.  Are you one of those?  Don’t just call a realtor and put up the sign.  That could be a costly mistake.  Your home is the most valuable thing you own and yet few sellers take the time to do the necessary steps to make their home show at it’s best and maximize the value to a buyer.  Do your homework!  If you want to get a good price and a quick sale, stage your property.  Many realtors now have stagers and interior redesigners as part of their team.  Ask your realtor if her or she does.
Buying is house is probably the biggest purchase any of us will ever make.  It should be a logical, practical purchase right?  Usually it isn’t-many buyers make their decision at the front door.  All too often the first impression caused an objection that can’t be overcome with the rest of the house.  Don’t let this happen to you. Do everything you possibly can to add a lot of WOW factor at the entrance
Staging your home can simply mean rearranging the furniture and the removing some clutter or sweeping the sidewalk and mowing the lawn. 
Did you know that certain key improvements could lead to a quicker and more lucrative home sale?  Kitchens and master bedrooms are big selling points, however, you’ve got to grab them at the front door!  Make sure that you have a WOW factor when prospective buyers walk in the door.  Sometimes that difficult to do, but even a big bouquet of fresh flowers will help.
What does the bedding in the master bedroom look like?  Did you get it when you first got married?  Do you have pets that sleep on it?  Purchasing new bedding is an inexpensive fix to the overall appearance of the master bedroom.  At $39.95-$59.95 for a Bed in a Bag, you can get the comforter, bed skirt and 2 pillow shams!  Add a few more throw pillows and you’ve just created a warm, romantic retreat that is what everyone is looking for!  Don’t forget the lighting.  Discount stores have any number of choices when it comes to lighting.  It is best to have 3 sources of light in EVERY room.
Lightening and brightening the space and removing clutter from rooms is the easiest thing to do.  Remember clean sells best!
1.         Most home searches begin on the Internet and that means Curb appeal.  The first picture a prospective homebuyer sees is the front of your house.  Make sure that no one overlooks what may be the home for them!  Take the car out of the driveway and the kids toys off the front porch!  You only get one chance at a first impression!

2.         Know the competition
            Look on the Internet at similar homes in your area.  Are they cluttered?  What does the master bedroom look like?

3.         What did you like about your house when you bought it?
            Staging those areas will bring out the best features of your house.  If the view was what you loved, be sure that the furniture is placed in such a way as not to block that view.

4.         What did you always talk about doing to the house?
            Were you always going to replace the counter tops in the kitchen or fix the tile in the bathroom?
            Do it now!
            Spending some money on your old house will get you more money to put into your new home.
